Ole Cape Cod

School is officially out here in Sandwich, MA (had some extra days due to our winter storms....one right after another), but no complaining here summer has begun....here on the Cape.  The bridges have gone back to there 2 mile back-up to get to The Cape and we have 2 plus mile back-ups to get off Cape.  It's normal life here on Cape Cod and we are used to it.  We locals know the back roads....and often joke about the "tunnel" short-cut....{there is no tunnel short cut} LOL.   

Real estate is strong here. There is something for everyone on the Cape.  All price ranges.  Such a beautiful place to live all year long.  Each season by the ocean is such a spectacular sight to experience.

Cape Cod and the South Shore Real Estate Market/ What's happening you ask?


We are coming to a close on our Spring real estate market and entering our Summer market.  What are we real estate agents experiencing in this 2013 market?  Well one trend is supply is low and demand is high, but.....this is not the case in all towns here in Massachusettes.  When this trend does happen where supply is low but there are eager buyers out there ready to purchase a home the seller gets multiple offers on their home.  No doubt this is stressfull for the buyer(s)...knowing their offer is up against other offers.  So what should a buyer consider when putting in their offer, knowing there are other offers on the table?  Well in my professional opinion a buyer should carefully consider their offer:  if this is the home....you want....put your highest and best offer on paper.....don't toy with the seller, (they are stressed too with the multiple offers believe me).  With an offer however it's not always the price that is the determining factor with the seller....it counts yes...but there are other aspects to the offer to consider.  Are there contingencies?  Can the seller come to an agreement with those contingencies?  Closing dates....earnest monies down....does buyer have a home to sell?  Basically which offer seems the strongest on paper a seller will consider that offer from the others on the table.  It's been a challenging market for about six years now.  It is a stronger market now....rates are still quite low......there are many mortgage products for the consumer to explore which is best for their situation.  I am excited for my buyers and sellers, there is a buyer out there for you.....and buyer there is a "home sweet home" out there for you!!
