Cape Cod and the South Shore Real Estate Market/ What's happening you ask?
We are coming to a close on our Spring real estate market and entering our Summer market. What are we real estate agents experiencing in this 2013 market? Well one trend is supply is low and demand is high, but.....this is not the case in all towns here in Massachusettes. When this trend does happen where supply is low but there are eager buyers out there ready to purchase a home the seller gets multiple offers on their home. No doubt this is stressfull for the buyer(s)...knowing their offer is up against other offers. So what should a buyer consider when putting in their offer, knowing there are other offers on the table? Well in my professional opinion a buyer should carefully consider their offer: if this is the home....you want....put your highest and best offer on paper.....don't toy with the seller, (they are stressed too with the multiple offers believe me). With an offer however it's not always the price that is the determining factor with the seller....it counts yes...but there are other aspects to the offer to consider. Are there contingencies? Can the seller come to an agreement with those contingencies? Closing dates....earnest monies down....does buyer have a home to sell? Basically which offer seems the strongest on paper a seller will consider that offer from the others on the table. It's been a challenging market for about six years now. It is a stronger market now....rates are still quite low......there are many mortgage products for the consumer to explore which is best for their situation. I am excited for my buyers and sellers, there is a buyer out there for you.....and buyer there is a "home sweet home" out there for you!!

Sandwich Massachusettes
Hello folks, just an update of our beautiful Cape Cod town of Sandwich, MA....after the Blizzard named Nemo, The Cape is getting back to normal. Tomorrow will be one week since the storm hit us and lasted into the next day. The town of Sandwich had no school for the whole week. These missed school days will be made up at the end of the school year. Sorry kiddos I know how you feel. :(
Efforts by the utility companies and town plow forces, and private plow contractors did an amazing job...getting this town back on it's feet in a speedy fashion. There was some beach erosion on the Cape...and lots of scrub pines down. Nature did show how fierce it can be, but people are strong and work together, and the town of Sandwich and Cape Cod as a whole is recovering fast. Thank you God!

Some January news for the realestate market.
- If you have happened to be watching the world news this evening, their report on the housing market seemed very upbeat and positive. Well it is in one aspect. More homes were sold last year nation-wide since 2006-07. On the other hand....there are less homes on the market for sale...regular sale....not forclosurers. Forclosurers are still happening each and every day. The good news is if you are considering selling your home.....on your own accord..meaning you are not being forced too sell due to forclosurer and you are not "upside down on your mortgage"......the worth of your home has gone up...some percentages. It's a lovely January Sunday. For January it is extremely mild. This however will change by this evening, but will enjoy it while it lasts. I love residing here on "The Cape" As Cape Codders we do experience milder winters than our near neighbors over "the bridge". I have always heard that but now I am witnessing it first hand. We have escaped two snow falls so far. When we do get snow it seems for the most part we get much less. This works out fine for the Mr. and me. We love New England...and Massachusetts. When we do get snow....I will say it is a beauty to behold.
